Rental Q&A

Thank you for your interest in renting our home. 

Below, we answer the common questions that we receive about rental terms.

If you would care to see the home, please send us an email, and we’ll arrange a showing. 

1. As to why we're offering a sizeable discount for "SUN"Birds, it's because you're doing us a favour - if we can use our home for 2-3 months a year, then we don't have to find a place to rent ourselves when we come down.

2. Yes, we would consider renting to anyone interested in a full 12 months a year rental.  But the rent would be higher, at $1,200/mo (compared to the SUNBird rate of $750/mo).

3. The home will be available for occupancy mid-March, 2012 (or earlier, if you prefer; IE: the date of occupancy is negotiable). 

4. We would like to meet with you beforehand, to review the workings of the home. 

5. The initial rental term will be for 1 year (or portion thereof, if we're doing a SUNBird rental).   If you're interested in a second year, we would be pleased to discuss that possibility with you. 

6. The rent, for SUNBirds, is US$750/mo.  For full year occupancy, the rent is US$1,200/mo.

We're flexible as to which currency you prefer to pay (US$, or equivalent in Cdn$ or Mexican pesos).  

We ask that payment be arranged as follows:

a) for either SUNBird, or full year occupants, a damage deposit of US$1,000, payable when the lease is signed, and

b) for SUNBird occupants, we ask that the last four (4) months be prepaid, payable 2 weeks before your move-in date, and for FULL YEAR occupants, we ask that the last six (6) months rent be prepaid, again payable 2 weeks before your move-in date.

7. Regarding home expenses:

a) we pay the gardener, the property taxes, the “AC” fees, and that portion of the water, hydro and supplies used to maintain the gardens and the pool (we know usage from the years when the home sat vacant), and

b) you pay your maid, your telephone and internet, your propane and your personal-use hydro and water. Propane is a minor expense, now that solar power is used to supply the hot water (supplemented, only as needed, with propane).

8. Regarding maintenance expenses, we pay for any item exceeding MP$300, and you pay for anything less than that.

9. For the “water, hydro and supplies” expense item mentioned in paragraph #7, we will prepay our share for the upcoming year by leaving cash with you on the day you move in.

10. The damage deposit will be returned to you within three weeks of our inspection of the home after your departure date, net of any expenses we have to pay as a result of your occupancy.

11. After reaching verbal agreement on a deal, a lease agreement will be prepared for your review and signature.
